In addition to existing buildings and office space the Valley has a variety of choices for companies seeking vacant property that is served by utilities and is ready for building construction.
Below-market lease rates can be negotiated for startup companies in need of an incubator environment for the early period of their existence. Established companies will discover development financing resources that include responsive local commercial lenders, industrial revenue bond capabilities and build-to-suit situations from an active pool of local landowners/developers.
Lease prices can vary significantly. Generally, office space leases will range from six to fifteen dollars per square foot per year; and warehouse/manufacturing/showroom space rates will range from two to five dollars per square foot per year.
Nez Perce Indian Reservation
The Nez Perce Tribe, which owns and operates a highly successful casino near Lewiston, actively evaluates business opportunities on Reservation lands. The Nez Perce Tribe can provide significant tax savings and other business incentives for companies whose operations are compatible with Tribal goals.
